Do you have land that may have residential development value?


We are always interested in land with potential and as a company we specialise in developing land in urban areas that is underutilised – this is often garden land and many of our projects involve buying multiple gardens where each garden on its own has no development value but when combined with neighbouring gardens has huge development value.

How it works

We would come and visit your land and any neighbouring pieces of land and be able to tell you immediately if we feel the land has value.

We then go away and do some due diligence to accurately value the land and then come back to you with an offer.

You have absolutely no obligation to accept this offer but if you wish to accept we would enter into an Option Agreement with you (you would get independent advice from a solicitor on this). In very simple terms an Option Agreement is an agreement where we would agree to pay you the agreed price for the agreed section of land on the condition that we gain Planning Permission to build on that land. Typically, an Option Agreement is for a fixed duration of 12 or 24 months

After the Option Agreement is signed we then work with the local Council Planning department to gain Planning Consent for residential housing and when we gain this consent, we complete on the Option Agreement ie. We pay you the agreed sum of money and then we take legal ownership of the land.



This is completely RISK FREE to you as the landowner, we pay all your legal fees and all fees associated with gaining Planning Consent. In the worst case scenario, if we fail to gain Planning Consent then the Option agreement dies at the end of the Fixed Term and you walk away in exactly the same position as you were prior to signing the Option Agreement.

We would not sign an Option Agreement with you unless we are very confident of gaining Planning Consent. This is our area of expertise and we don’t waste our time and money on projects that we are not very confident of gaining Planning Consent on.
